How to acquire Greek real estate?
We'll be more than happy to explain to you the different possibilities of purchasing your villa as a private person or as a Greek company. It all depends on whether you see the acquisition of your OHLIVE Villa as an investment and would like to rent it out or whether you would like to enjoy it yourself most of the time. In both cases, we can assist you with operational services/maintenance as well if desired.
Regardless of the scenario you choose, everything starts with the application for a Greek tax number (AFM). The easiest way is to have a Greek accountant take care of all the formalities for you. There again, we can assist you in this. He can work for you by proxy, and that saves you at least a few trips to Greece.
Like in every European country, you pay taxes when you buy real estate in Greece. The good news is that these taxes are fairly low. The notary public prepares the paperwork for the acquisition of the land. On that transaction, you will pay 4,83% in total for taxes and notary fees. At the same time, you sign an agreement with us as the contractor that will build your dream villa. Usually, you pay the construction per phase, and only after completion of each phase. That way, you are sure there is no risk.
Additionally, there is a tax on real estate ownership and rental income - pretty much like in the rest of Europe. The tax on real estate ownership is called ENFIA. For the OHLIVE villas, this will be around €700 per year.
